Month end is what property management software should fix first

Portfolios lose the most hours at month end. Letting starts there: who paid, what is broken and what every owner is owed.

Know who paid by the 3rd

Drop in your bank export and Letting matches each payment to a tenant ledger. The rent roll shows paid, partial, late and unmatched for every unit. Arrears are grouped by 1 to 30, 31 to 60 and 60+ days.

See rent collection tracking

No repair gets lost in a chat thread

Tenants report a problem through their own link, with photos. You set the priority, assign a contractor and follow the status to the end. The cost lands on the unit and on the right owner's statement.

See maintenance requests

Deposit disputes you can win

Move-in, periodic and move-out inspections are dated, room by room, with photos and condition notes. At move-out you compare both reports side by side before you decide on the deposit.

Four steps from a spreadsheet to a month end that closes itself

Steps one and two are a one-time setup. Steps three and four are your month from then on.

  1. 1

    Import units and tenants

Upload a CSV from your spreadsheet or current system, or type them in. Portfolios, properties, units and tenants appear in one tree.

  2. 2

    Add leases and due days

Record rent, due day, deposit and end date for each lease. Renewal and expiry reminders follow from those dates.

  1. 3

Drop in the bank export each week

Letting reads the bank CSV, matches payments to tenants and flags anything it cannot place for you to confirm.

  2. 4

Send owner statements at month end

Each owner gets a statement with rent received, fees, repairs and net payout, as PDF and CSV, on the day you choose.

Everything a letting portfolio runs on

Six modules share one record per unit. A repair, a payment and an inspection all land on the same tenant and the same owner.

Tenants and units in one tree

Portfolio, property and unit in one tree, with tenant profiles, contacts, documents and notes. See tenant management software.

Questions to settle before you sign up

See all questions
Yes. Upload units, tenants and leases as CSV from any spreadsheet or export from your current system. On Enterprise, our onboarding manager migrates the data for you.
No. Tenants keep paying the way they do now, by bank transfer, standing order or your existing payment method. You drop in the bank export and Letting matches each payment to the right tenant ledger.
A unit is anything you let separately: a flat, an apartment, a house, a room let on its own lease or a commercial unit. Parking spaces and storage rented with a unit are part of that unit.
Letting tells you when you reach the limit of your plan. You move up to the next plan from your account, and the new price applies from that moment, prorated.
Yes. Each owner receives a monthly statement by email as PDF and CSV on the day you set, with rent received, fees, repairs and net payout.
Yes. Gas safety, EICR, EPC, smoke and CO alarm checks and deposit protection dates are built in, with reminders before each one lapses. Currency and date formats follow your country.
Data is encrypted in transit and at rest and backed up daily. Roles control who sees what, and you can export everything as CSV any time. Details are on the Letting security page.
Yes. Plans renew monthly or yearly until you cancel. Cancelling stops the next renewal and you keep access until the end of the period you paid for.
There is no free plan. The demo on this page runs a real month end on a demo portfolio or on your own rent roll, without an account, so you can see the result before you choose a plan.
Both. Yearly billing costs the same as 10 months, so you get 2 months free. Monthly billing lets you change plan or cancel at the end of any month.
